Project Overview

As part of the Talbot-Norfolk Triangle Eco-Innovation District, 272 Talbot Ave creates 18 affordable homeownership units and two commercial spaces for small, local businesses in Dorchester. Nearby accessibility to the Fairmount Commuter Rail Line and direct adjacency to bus stops on Talbot Ave makes these condominiums and businesses centrally located within Dorchester. As a LEED-Certifiable, solar ready, and Passive Certifiable building, 272 Talbot will serve as a model for more multi-family buildings in this growing area. The mixed-use nature of this building allowed Studio Luz to collaborate with small business owners, designing their commercial fit-outs and brand identities for their new spaces on Talbot Ave.

Mixed-use developments contribute to the neighborhood’s vibrance as an urban quarter. Opening up onto the corner of Talbot Ave and Spencer Street, the building provides opportunity for local small businesses. Studio Luz is proud to have worked with two of these businesses on spatial and branding design to help their brands grow.

TERRACOTTA FACADE

A NEW TAKE ON BOSTON’S BRICKS

The building’s terracotta rainscreen–clad bays reinterpret Boston’s historic brick row house typologies through a contemporary lens. By articulating the façade into smaller bays, the design echoes the scale of its triple-decker neighbors. Angled bays open sightlines down Talbot Avenue, strengthening the building’s connection to its urban context.

IN DORCHESTER, BOSTON, MA

272 Talbot Avenue opens the corner of Talbot Avenue and Spencer Street, continuing the commercial corridor while bringing new, affordable homeownership opportunities to the neighborhood. Two new spaces on the ground floor provide a total of 3,100 SF of retail space for small businesses that will serve and enrich the surrounding area. Centrally located to the MBTA Commuter Rail and a robust network of bus stops, residents will enjoy ease of access to Greater Boston, with their home base on one of the central axes of Dorchester.
